This year of A8 is known for trunk issues...as well as many others. The trunk is usually the hinges. They bind up and will cause the motor to stop raising/lowering it due to the resistance. Spillage on the MMI can cause the brake issue, but in my experiences it is probably the parking brake module which should be on the passenger rear trunk area infront of the battery.....I think. I'd say it is the module if you already replaced the mmi controls. Be ready for your nav screen to stop raising/lowering, another common issue.
