A valve cover gasket set can be bought for about $50 (both sides), and anyone you know who has some mechanical experience can change them both in less than an hour. As for power steering, if the fluid level looks to be right, burp the system (cap off, turn the wheel lock to lock 10-15 times in each direction with the engine running), and then check the level again. Top off with Pentosin CHF11S power steering fluid as needed. If that's no fix, you may have a pump wearing out. A new pump is less than $100 and not all that difficult a change either. Depending on the asking price, these may not be deal-breakers at all.
