Do you have any words of precaution to give me before I proceed to change my Exhaust Gasket??

Which gasket? This could be the difference between a six-pack and a whole case!

you will probably have to remove the bolt that holds the exhaust up by the flex pipe under the car to give it some play.

What he ^ said. Be absolutely sure to get those bolts tight or exhaust gas will blow by and cook the gasket within about 1 minute. Pretty simple job. The bottom cat/turbo bolt can be a pain, but you'll get it.

Okay, so I received the proper gasket (between cat n turbo)..
As I was purchasing, the seller advised me to purchase a gasket sealing product..
I hesitated and said no, since I use to be a seller and well... we'd recommend anything possible that was related to the product. XD
Now, after doing some research.. I've found that people apply it and others say to just put the gasket directly without anything else.
What's your opinion on this??

I put the gasket on directly. torque the nuts down to spec and you won't have any issues.
