Possibly someone fouled up when jacking up the car or maybe there is a leak at the gasket and the seller is assuming the pan needs to be replaced?
If I recall correctly the subframe needs to be dropped in order to access the upper oil pan gasket.
I turned away a friends bmw 3 series when he hit me up to do an oil pan gasket. I couldn't justify doing that job and dropping the sub frame to fix a phantom leak that I knew wasn't there but he was convinced it was because a shop told him it was. Fast forward 3 months later and surprise he's low on oil again and the piston rings are going.
Use caution with this purchase. If you're getting it for a good price and have the time I think it's a great buy. This would take the typical shade tree mechanic 2 weekends to complete.
