Well its 5 years later, and I believe i have the same issue. I replaced the t-stat housing and it did nothing to improve things! I'm thinking it is that damn pipe next to it. Did this solve your problem by replacing an O ring, and how does it come out, just yank the thing out and shove it back in with a new O-ring? If your still out there let me know!
